Not sure of your details, but why are you moving? How long have you been in your house? has it gone up, etc.
Ask couple of realtors to your house and ask for a market analysis. Interview them and see who your comfortable with. Remember can sell your home with 1 and buy with another, though sometimes easier to be with 1.
Get pre approval for mortgage first also helps speed the buying process.
Stage your house, put baby things toys away, paint, etc.
