You mentioned Lake Arlington. Anyway, I live in Arlington Hts. but not near Lake Arlington. I live on the south side of the town. Anyway... have you give it any thought on just buying a home near all the amenities that you want? (Instead of paying an association fee?)
For example, I live in the subdivision called Surrey Ridge and across the street from me is the elementary school and large park called Heritage. The park has a sledding hill, tennis courts, volleyball area with sand, ice skating rink in winter, the park district building, and the public pool. (I can rent out a room in the park dist. building for approx. 45 dollars an hour.) I am so close to Woodfield and many other stores, and Rt. 355 is around 7 minutes away. Rt. 90 is less than 5 minutes. Company comes over and they make comments how I "have it all" without the association fee! Yes... we do have to pay for using the pool, but it is less than my friend pays for her clubhouse/pool in Naperville. (She pays 400. a year and the pool is only available during the summer.) I bought the year round swim pass for my family for 200. and I can use it at the indoor pool in the cold weather. (This particular pool is not across the street but close.)
Oh... and if you are looking into finding a helpful and friendly real estate agent, my husband, Dino Patras, is one and he works for Coldwell Banker. He knows Arlington Hts. well (we have lived here for 11 years)

Oh and where I live, there is a golf course near us on New Wilke and Central. (Close to Northwest Hospital) Both under 5 minutes away.
