Seeking to Buy a House Need Suggestions

Hello everyone, I am a single mother of a 3 year old boy and I am looking in purchasing a new home. I do not have any money to put down payment my credit score (middle) is about 575 I know its pretty bad, does anyone out there know of any programs I can look into for asssitance. I want to get a small home maybe 1 floor, single family home, no more than $110,000 but the payments have to be below $800. Like I mentioned before I am a single mother and only depend on my income. Any help or suggestions will help. The areas im looking into is Katy Texas (because of the schools for my child) Sugarland (dont know much about this one) and Houston in Southeast Texas. Thanks for all your help and advice in advance.

Y., you may also want to look in the Cy-Fair school district areas. Cy-Fair is a huge area, including the Copperfield area around Hwy 6 & West Road. Cy-Fair is rated one of the best school districts in Texas, and from what I understand, is far better than the Katy school system. I've also noticed new homes coming up down Fry road towards Katy. Of course the school district would change to Katy, but I've seen new homes out there starting at $90,000. Good luck, and I look forward to reading what advice other folks give you; it's always good information, and I have single mom friends who would also benefit from knowing.

I would suggest maybe the ACORN Program. We were going to use this program through Bank of America last year, but now we don't qualify for income reasons. It was for first time homebuyers, there was no PMI insurance, the interest rate was low, and there was no down payment. I also believe they didn't consider your credit score unless you had collections w/in the past year. I believe Crystal stated she works for BOA, so I'd definitely get in contact with her for more info.

My husbansd and I used a first time buyer program about 6 years ago. I don't remember too much about it. You could call our agent..Craig Carver with Remax ###-###-####. He really helped us out a bunch. As a matter of fact we are using him again right now we are about to list our home because we need a bigger one!

I work at Bank of America Mortgage. We do a first time home buyer program that gets you a lower interest rate, waives the PMI, and gets you approved at 100%. We are also preferred lenders for some of the builders in that area (that will get you paid home insurance for a year and closing cost paid)
