Realtor Contract but Possible Personal Offer

We started building a house a few weeks ago and are finally to a point where we can put our current house on the market. Our builder works with a specific realtor so that is who we are going to go with because we get some of the commision back. In the process of getting our house ready, we have started telling our neighbors who in turn have told some friends about our house. We got a call today asking to see the house but we are signing the contract with the realtor tomorrow. How does that work if you are listed with an agent but find a buyer privately? Any advice would be appriciated.

I'm pretty sure you can stipulate in your contract that if it sells to specific buyers it would be a private sale.

Check with your realtor, and explain the situation. Sometimes they're okay with it, but sometimes they consider you in breach of contract and want to get paid commission anyway. Just be up front before you sign an agreement. Good luck!

Realtors only get paid a commission once a house sells no matter how much work and effort they put into it. So, you need to ask this question before you sign a contract. It's your house and you can do whatever you want, but you do need to know how to do all the paperwork and filings properly.
I would just be up front with the agent.

Don't sign the contract. Once you do, they get a commission. Try to sell it yourself for a few weeks or maybe a month.

Either stipulate in the contract OR wait to sign with a realtor. Whatever it is, make sure it's in writing or THEY will get the commission.
