Need Home Warranty Suggestions

Hi Ladies, Once again I need your awesome advise and feedback. My husband and I used to have American Home Shield Home Warranty for our House but the copay and prices seem to go up year after year and we decided to cancel the plan and see what other options are out there. We had no idea that there are so many different home warranty plans available. We found one that looks interesting to us but I was wondering if any of you had any experiences with them good or bad that you are willing to share before we make our final decision. It is called Homechoice by Choice Plans LLC. The company itself is based in Miami FL and their web page is myhomechoiceplans.com. Of course the have contracts with local repair companies all over the US. If you have a recommendation on any other home warranty program that worked for you and you are happy with, please share as well as we are open for any suggestions. Those home warranties are a crock. You are wasting your money.

IF you do need to use it, they will only replace/repair with the same model type, sometimes used, and never upgrade your product.

We know an AC guy who quit working for a warranty company within 2 weeks of employment because he was told, get in there, band aid fix it and get out, don't communicate with owners, etc. Since he is an honest man, he left immediately.

Save your $. When something is broken and needs replaced, replace it with a better grade product, the best you can afford and you will come out ahead in the long run.

I have had two different home warranties that came with the homes that I purchased. I think they are essentially a rip-off. They have a network of the worst contractors. Contractors did not show up on time and did the minimal possible that did not last long. In addition, you should look closely at the exclusions in the policy, many things are not covered and they will try to weasel out of every repair. The most recent one that I had is "First National.....", can't remeber the name. They are still calling my 6 months after the expiration to get me to buy a new policy. I would find a netowrk of electricians, plumbers, handymen, that you can trust and save your money. Just my opinion.

I cancelled my American Home Shield policy after I had problems with them, and a friend had similar problems. The policy came with a condo I bought for my mom.

When things needed fixing, I got the lowest of the lowest in repair people. I was tired of dealing with morons. (The company finds the cheapest service out there and sends them to you.)

Since I cancelled, I haven't missed it. I am actually saving money. I would never sign up again.

They are all rip-offs. The BBB is filled with complaints about these types of "warranty" companies. The better thing to do is save up cash and have an emergency fund for things that come up.

Only suggestion is don't do AHS! Don't think any of these companies are worth it or quite honest so maybe try calling repairmen directly and it will probably be cheaper and quicker.....

Yes they can be rip offs, but I've also had it save us.

The family that bought a home for us (with a warrenty) had the gas heating system go out 2m after they bought it. The warrenty covered a new one! If it had been us w/o the warrenty it would've cost us thousands.

We renewed our warrenty several years and it helped us when the water heater busted and a few other things. Then we realized that the things remaining - suped up AC, washer/dryer, a few other things would be replaced with bare minimums, not equivalents so we dropped the plan.

My suggestion is read the fine print about what will be covered during replacements. If that works for you try it out for a year.
