Need a Reasonably Priced, but Nice Neighborhood in the Dulles, Virginia Area

My friend's husband just got a job in the Washington DC/Dulles Virginia area and they need to move in the next 2 weeks. They do not have the time to go out early and find a place. What areas do you recommend in this area as a decent place to live that is affordable? They are wanting a house over an apartment. They have two young kids and mom wants to continue to stay home. Please help!!! ****I should add that she is looking for a rental, but if you know of a realtor that has or knows someone with rental properties, that would also be helpful!

Hi, Ashburn VA is a beautiful family community where I live with neighborhoods that range considerably in price from older established home to brand new building. Ashburn Farm is a neighborhood that is lovely and not so new that it is very expensive. I also think Ashburn Village is very reasonably priced but a little larger and a little older. Broadlands and Brambleton are the newer neighborhoods.

Sterling VA is more eastern and Leesburg VA is more western and some areas are very nice although I personally think there are a few sketchy neighborhoods in those towns so you want to pick carefully the neighborhood and school district. Chantilly, Herndon, Centreville, and Reston are also probably good choices as near to Dulles.

I am sure a realtor would be happy to talk to them via telephone. And if they have any particular questions, feel free to message me. Dulles is a really great suburban area. I wish my husband could get a job here. But he works over an hour away in Alexandria.

I haven't lived there in 2+ years, but I always thought Reston, Herndon and Centreville were reasonably priced and great areas. Leesburg maybe a good option, but when the housing market boomed, people moved out to Leesburg to save money driving up the cost of homes there. Check city-data.com and you can post on a forum there as well that is specific to the area and also it give you statistics on the area as far as income and housing rates.

Depends on what they think is affordable. We rented a townhome in Ashburn for $2100/ month. I liked living there but traffic is HORRIBLE. Leesburg is nice and might be cheaper. They might want to look into renting basement of one of those HUGE houses. You can find a 2000sq feet basement apartment ( above the ground with natural light) in the very rich areas for $1000-1200 including utilties.

It depend on how far her hubby is willing to commute, but if they want to BUY a nice, large home with a good sized yard for a reasonable price they're going to have to live a little further away from DC. Fredericksburg, VA isn't that far from Dulles at ALL (like maybe 40 minutes away) and it has much more reasonable housing. We actually live another 15 minutes East of Fredericksburg where the housing is even more reasonable. (we bought a 2400sf colonial on .75 acres in a housing development on a lake for $230,000 in 2008 and my hubby's drive to work in DC is only about an hour and 15 min.) We're in King George and there are plenty of rentals and foreclosures around here. If your friend is interested I can give you the name of our realtor.
