Hi--
I wouldn't even consider a house that doesn't have a tub--but I like baths! If you're not there long term I would keep the tub.

We are thinking about taking out the double spa bath ( which we have used 4 times in 4 yrs, takes too much water to fill it) and replacing it with a walk in double spa steam shower. We probably will not be in the house long term so are thinking of future buyers. Would you buy a house if the master bathroom did not have a tub but had an up to date luxury shower instead? We do have a double shower in the bathroom but the space is not big enough to move the tub there. Where the shower is we were thinking of moving the wall out to make the walk in closet bigger! The vanity is 96 inches long and are looking at replacing that with 2 separate vanities 42 inches each. Our cheapest option of course would be to just replace the tub with a smaller one and re tile the shower area which is what my husband wants to do!
Any ideas or thoughts would be gratefully received.
Thanks

I would buy the house with the steam shower over the one with the tub. It's also going to save you a ton on your water bill by using steam but you will get just as clean as when you take your bath. We remodeled our bath last summer and if we had a bigger space to work with, we would have done the steam shower too.
Depends on the price range of your home, but I am guessing you are in or above the $500K range, and in that case, no. I would not buy a home without a bath. I am also not a bath taker, so I know that is a weird thing to say, but there are times when you can't take a shower like if you break a limb, and even if you only use it a few times a year, a bath is relaxing for soaking.
Could you take out the double spa (I am not sure what this is) and put in a regular sized bath tub? The most awesome bathtub ever... and I would take baths all the time if i had one... is a Bain Ultra. You could check those out.
Good Luck
It sounds like an unnecessarily huge remodel, considering you don't intend to stay there. You never know what a future buyer might like. I vote no.
So if I understand the remodel, you would have a double shower and a double spa steam shower in the same MBR? If I understood correctly, then I vote NO. My mom sells real estate and said the buyers always look for a luxury tub to be in their MBR. Also do you watch any of the HGTV shows all the buyers oooooh and aaaah over a spa tub and are usually disappointed when they only see a shower. IMO
i would not like a master without a tub or without a shower.
I agree with your husband. If you are not going to be in the house long-term, then do the less expensive option. Especially with the real estate market today, you just aren't going to get your money back out of it.
I rarely use our tub as the kids have one. I would love a double shower. It wouldn't make or break the sale for me either way. Location and floor plan are more important to me. I vote to get rid ofthe huge tub.
My brother just did a massive build on his house. They just put in a shower the size of my bathroom! with a million massage heads, etc. It cost a small fortune. I am so jealous.
No, I would rather have a nice shower.

No. Would seem weird not to have a tub in the master.
I personally don't care for bathes & I like your idea of the remodel of putting in a large double steam shower w/ 2 separate vanities. However for future buyers you should put in a tub & retile.
~If I am reading your post right, you currently have a tub and a separate double shower?
I vote to keep the tub.
speaking from experience of renovating and selling our home in June this year, do NOT do any expensive renovations if you intend to sell, especially since you already have a double shower, I don't see why you want another shower. Why would you want 2 showers? It sounds like you prefer to shower since you are looking at getting rid of the current tub, so why even make an change? Most real estate agents will tell you to paint everything, get rid of the clutter, and make your house look appealing without spending too much money. I like the idea of a smaller vanity, especially if you can do something with that extra space, such as a closet in the bathroom if there isn't already one there.
our master has a single shower stall and we desperately want a double! I dont think it would hinder your resale.
I agree with that the fact that you are not planning to stay in your home long term means that you should find a way to keep a tub in the MBR. We are currently designing our new MBR as well. If your double spa tub is in excellent condition, you may consider keeping it just because it can be a selling point. However if it dates your MBR then it may be time to go. You could also replace it with a smaller tub to make room for your larger steam shower. We are considering replacing our oversized tub with an undermount tub by Kohler.
