Looking for Financial/budget Advisor

Can anyone recommend someone to take a look at our budget and advise us on if we are being smart with our money or not. We are considering selling our house and moving to a smaller house. Also, does anyone know the tax implications of making money on your house (lived in for 7 years) and then downsizing.

Also, I would prefer to find someone that we pay for these services. I know there are free services out there but would feel better if it was a paid service. We are not looking for someplace to put our investments but just to look at our big picture and make some recommendations.

A., I am not a professional finance advisor but I can answered your question. The laws said you have to live in your house for at least 2 years and when you sell it, you can make a profit up to $500,000(single) and 1 million (married) and no TAX. However, in Kansas the seller is reponsible for a bigger percentage of the property tax than the buyer.
When are you planning to sell your house? Right now, it's the buyers market. With that said, make sure you have a good agent and stage your house.

Have you tried taking 'Financial Peace University'? It's from Dave Ramsey. It really helped my husband and I sort ourselves financially so that we can live within our means and make good decisions with our money. You can go to http://www.daveramsey.com to find out where they offer it.

The first thing would be to ask in your bank, I asked in mine and they gave me great advice and also someone that can takes care of that and if they recommend him, I trust him. I asked at the Valley View Bank, we have been working with them for years and I love it!

AS long as it is a primary residence you have lived in for at least two years there is no capital gains tax.
