Laminate Floor in Kitchen

Ladies,

I am updating my home to prepare to put it on the market in 09. I am placing laminate flooring in all of the living areas of the home. Should I extend that to my kitchen and laundry room as well? What are your experiences with laminate flooring, including spills, children, etc.

I would check with several realtors in your area, and ask for their advice. Since you're making the changes to get the best possible "bid" on your home, I would think that they would have the best advice for you. Let them know, too, that your house will not be "for sale" until next year. (Any realtors that start "hounding" you to put your house up for sale earlier, or to get your business are a "no go" for them. Choose someone else.) It's also a good way to get "connected" with the realtor who will ultimately be helping you sell your home. You can think of this as an informal interview process for your realtor choice.

I had laminate. No No No NO NO not in the kitchen, not in the laundry. Not anywhere that it will run the risk of getting WET. Damp is one thing (like a damp mop) but if you WET it - the water gets down between the grooves and the underlayment and it's NASTY.

Tile (with sealed grout) is lovely... or even the expensive vinyl flooring that looks like tile. It's much easier to take care of and looks very nice.

I had laminte flooring in my kitchen and after I had to replace it twice due to dishwasher and water heater leaking I went with tile.

Have you already put down laminate flooring? If not, I would find another choice. We are currently in the housing market, and shy away from anything with laminate floors. They have just ended up being a pain from what we have experienced! Checking with agents will be a good idea to see how laminate sells in your are, but from what we've seen, carpet, wood, and tile sell MUCH better.

Never put laminate flooring in your wet areas - ie kitchen, bath or laundry. The moisture from the humidty will ruin your floors and most people shy away from houses with wood/laminate in wet areas. Try tile - much better for wet areas.
