Info on City of El Mirage

I am looking to buy a house. I have a loan that restricts where I can live. I do not know anything about El Mirage. I have heard a lot of people say that it is not a good place to live. I want to find out if this is true or not and why? The most important thing for me is to feel somewhat safe in my neighborhood. My husband works nights and I would be alone with my two children at night. The houses I am looking at are newer near Dysart and Cactus. It seems like a nice neighborhood but just a 1/2 mile away there is a nieghborhood near Grand an Thunderbird that looks a little scary. I would like to hear from someone who lives or has lived in El Mirage to tell me what they think. It is becoming more developed and I think it will be allright. I would just like to have a experienced opinion.

Hi K.!

We bought a brand new home in the Buenavida Subdivision on the northwest corner of Cactus and El Mirage Road in 2001. Our subdivision did not have a Homeowners Association, so it went downhill very qickly. We just drove through the neighborhood the other day and it's bad now. Back then it wasn't too bad, but we sold in 2003. Even back then alot of the neighbors were renting, so they didn't take care of their property and with not having a Homeowners Association, no one enforced them to. I've heard the property values aren't as high in El Mirage and that it's harder to resell, just because of being in El Mirage. With that being said, there are still some very nice neighborhoods in El Mirage. I would just stick with the ones that have Homeowners Associations and still look like the owners take care of their homes. If you are really interested in a specific property, go talk to some of the neighbors and get a first hand opinion from someone who lives there. I'm sure if you told them you are intersted in purchasing next to them they would be more than willing to talk to you and you can then also see what your future neighbors are like before you decide to move in. Hi, K.. I live in Dysart Park in El Mirage, at the corner of Waddell/Thunderbird and Dysart. We have an HOA here and the neighborhood is pretty nice. A lot of the neighbors know each other and I personally feel safe here. There are little neighborhood parks complete with playgrounds all over the place in this and surrounding subdivisions. It's not always the quietest place, but it's certainly not the rowdiest place I've lived either. The "marketplace" area down Thunderbird Road is not a place I'd walk down by myself at night, but we hardly ever go down that way unless we're looking to get to Grand. Our police officers seem to be on the ball, and there's a firehouse a block away from us. There is a Walmart Supercenter being built right across the street from our subdivision, should be opening mid-summer. (Not sure whether or not you'd consider that a good thing.)

K., My husband and I just moved out of El Mirage to Surprise , we lived there for 2 years and I think every year it goes down hill We have seen and heard so many bad things happen in El Mirage.. When my husband would have to work a night time I would say with my parents about 30 miles away and I have 3 children and 4 guns and still didnt feel safe .. Please just do your research before you decide to move..
