We bought a brand new home in the Buenavida Subdivision on the northwest corner of Cactus and El Mirage Road in 2001. Our subdivision did not have a Homeowners Association, so it went downhill very qickly. We just drove through the neighborhood the other day and it's bad now. Back then it wasn't too bad, but we sold in 2003. Even back then alot of the neighbors were renting, so they didn't take care of their property and with not having a Homeowners Association, no one enforced them to. I've heard the property values aren't as high in El Mirage and that it's harder to resell, just because of being in El Mirage. With that being said, there are still some very nice neighborhoods in El Mirage. I would just stick with the ones that have Homeowners Associations and still look like the owners take care of their homes. If you are really interested in a specific property, go talk to some of the neighbors and get a first hand opinion from someone who lives there. I'm sure if you told them you are intersted in purchasing next to them they would be more than willing to talk to you and you can then also see what your future neighbors are like before you decide to move in.
