I was just wondering what home warranty company you all use and if you are happy with them. We currently have American Home Shield and they have raised our fee by 65 dollars. I think that is a bit excessive, but I'm also new to this game as a first-time homebuyer. We have to renew our contract in Jan. and just curious to what else is out there.

Have you ever had to use their services? Was it worthwhile?

Here's my opinion based on my own experiences...save your money. They are not worth it. They don't cover a lot of stuff.

I also HAD American Home Shield and I would have to agree with the last post. COMPLETELY WORTHLESS! My AC went out this summer when it as well over 100 degrees every day (remember the heat?) anyhow, the wait to get it fixed was well over 5 weeks according to AHS and they said I was on my own to find someone to fix it. I called literally 30 AC Repair co.'s and not ONE of them would take that insurance. They all said the don't reimburse much and that it wasn't worth it to them to work with AHS.

I ended up paying out of pocket even though I had that warranty!

Just my 2 cents!

Do NOT use Everything Residential. They are awful, too. We just bought a house and it has older double ovens. They don't work well, won't hold temp, burn the bottoms....and on it goes. I called ER and consulted with them about whether this would even be repairable. They said probably, if not we could get a buyout to put toward ovens we want. I confirmed that it was the $100 service fee (We paid $900 up front for the contract by the way), and after the vendor came, we found $200 charged on our credit card and were told that it's tow ovens and that's too bad.

I don't trust them. They lied about the deductable and refused to bundge on it. Any realto who has suggested them, needs to check back with her clients. They are not good - to the point I am suggesting an all out boycott on how they handled our claim.

I'm dealing with AHS headaches right now. I'm contacting a lawyer this week. The warranty isn't worth the paper it's written on!

I am a realtor that realized VERY quickly American Home Shield was not keeping or making my clients happy. I began investigating and found many similarities in coverages for around the same price. However, I always refer my clients to Everything Residential now. I believe two of the biggest differences is they pay their contractors the going rate instead of a pre-negotiated rate ensuring you are not pushed to the bottom of the list - and they use your inspection report to help determine if there was pre-existing conditions or not - that way you BOTH know what will/won't be covered and it is not a surprise.

I also agree that AHS is worthless. When we purchased our first home five years ago, it was part of the closing. Within a few weeks of moving in, the master toilet started leaking. We were told it wasn't covered because our inspector should have known it was about to break and therefore we should have known. They said we'd have to rip out the carpet, toilet and pipes from the ground and they would have to pour in concrete again once it was fixed. The AHS-approved plumber estimated around $3000 to fix. We didn't have $3000, so we didn't use the toilet for nearly TWO YEARS because the plumber said the pipes might rupture under our home if we continued to use it without the repair.

A year after the toilet issue, the water heater gave out, and it cost us about $1000 to fix. Again, there were issues that prevented AHS from paying for the full bill.

The kicker was when we had another major plumbing issue and were told by the AHS folks that it would cost about $1500 to dig a hole in our yard and reduce the water pressure into our house. They said until we did this, they wouldn't cover any plumbing issues in our home. We called another plumber who came out and said that was ridiculous. He fixed the issue for $50 (AHS charges $45 just to come out). We had him look at the master toilet and he said again that the AHS plumber was completely off-base and he fixed it. I was so mad that we hadn't used that toilet in nearly two years that I called AHS and demanded my money back. What a racket.

We haven't had any other major home issues come up and therefore have saved on the annual warranty fee to take care of minor issues that come up.

I don't know of any other home warranty companies, but I would run from AHS as fast as you can. I've heard similar stories about AHS from other homeowners and I'm surprised they're still in business.

I had AHS for 5 yrs while living in a very old home. I hate AHS but in that case, the fights with them was probably worth it (I got two hot water heaters, stove, oven, frig, more). If you have AHS, you have to know your policy, know their rules and play by them and also be ready for the frustration and the waiting. When I moved to a new home, the sellers included 1 year of pre-paid AHS; I was bummed that it wasnt another company. After the year, I did NOT renew. Thanks for asking L.: I read the others' replies and am going to call that Everything Residential! To sum up, I think a home warranty company (if its a good one) is worth it - especially if your house is 10 years or older. Brand new homes, probably not. AHS, definately not.
