Before you do anything - ANYTHING - you need to get pre-approved for your mortgage. I'm a licensed mortgage broker and I'm all for people buying - there are many deals to be had right now, but from what you described of your job situation in the last year, you're going to have a tough time with qualifying. Also, there are NO $0 down loans anymore (unless you have a VA benefit). FHA loans are the lowest down payment out there and they require at a minimum 620 credit score, full income/asset documentation and 3.5% down.
As you know, even qualifying for a lease nowadays requires a professional to put it together to show the applicant in the best light. You're welcome to call me to go over the details. Lending is not what it used to me.
